Should I Repair Or Replace My Leaky Roof?

The lifespan of a roof depends on the grade of its shingles and the climate you live in. A

typical roof will last anywhere between 15 to 35 years and if you stay in your home for the

long term, you can expect to replace your roof a few times in your life. Unfortunately, not many

homeowners set aside a budget for roof replacement which is why there are more roof repairs

    than there are replacements.

Roof repairs are usually much cheaper than replacing your roof but the cost repairing instead of

replacing may build up over time and prove to be the less economical choice. If you are having

difficulty deciding on replacing or repairing your roof, read on to find out more about the signs

that replacement may be the better option.

    ● Sagging deck

The deck is the insulated layer found between your roofing shingles and the plywood nailed

to joists. Over time, shingles deteriorate and water begins to seep in and saturate your deck

resulting in a sagging inward bow. This leads to a bulge in your ceiling and this means it is only

a matter of time before water begins to drain into your home.

    ● Internal water damage

As time passes, all homes are likely to have leaks somewhere which leads to unsightly brown

spots on your ceiling. If you leave it alone, the damage can get so bad that it can lead to severe

problems. If the leak is bad enough, roof replacement may actually be cheaper than roof repair.

Leaks can get behind walls and even under floors, damaging your entire home if you let it.

Should you ever see brown spots on your ceiling, be ready for the possibility of it leaking at

other parts of your house as well.

    ● Molds

Molds are a common problem for leaky roofs, especially if the leaks reach the drywall. Molds

can cause serious problems to your home and your health. It will also make it more difficult to

sell your home until a roofing company properly addresses the problem.

    ● Pooled water

A roof should always be sloped in such a way that allows water to run off of it and never pool.

Pooled water is commonly caused by clogged drains and botched roof installations. If you don’t

fix the problem, the shingles will begin to wear out unevenly and create even larger pools of

    water.

    ● Worn or damaged shingles

Shingles have different stages of deterioration. The first stage sees them shedding granules

which lead to clogged gutters. By the end of the last stage, they will have curled and buckled.

Shingles that have shed out granules can still keep water out but once they buckle, leaks will

    begin to appear.

So should you decide to repair or replace your roof? The decision is yours but if your roof shows

signs of at least 2 of the aforementioned problems, it may be better to get your roof replaced.

Consult your local roofing company for better advice and an inspection of your roof.
